The project involved the complete construction of a 2-story Administration building, approximately 11,000 gross square feet, featuring offices, common area rooms, and upper-level apartments designed to meet the criteria of Living Building Certification. The project aimed to embody environmentally sustainable strategies holistically throughout the design. This included quantifying net-zero energy performance post-occupancy and achieving Platinum certification under USGBC’s LEEDv4 for new construction. Additionally, the project sought certification under the International Living Institute’s Living Building Challenge program, version 3.1.
As part of PMCS Group, we served as the Assistant Construction Manager and Lead Project Engineer. Our responsibilities included monitoring the schedule and managing sub-contractors, reviewing, revising, and processing Requests for Information (RFIs), submittals, and shop drawings. We provided on-site technical administrative support for construction administration and inspection, reviewed and negotiated change orders, processed payment application requests, and managed the schedule, delivery, and installation of owner-furnished materials. Our role ensured that the project met its ambitious sustainability goals and certification requirements.
